A Professional Rental Service for Our Tenants

WESTWOODS LETTINGS provide a very competitively priced and professional rental service for our tenants.

Referencing and Credit Checks

Having viewed a property with us and decided that you would like to go ahead with a rental application you will be required to complete a referencing form and pay a holding deposit equivalent to 1 week's rent of your chosen property which is refundable against your first month's rent. You will be asked to pay this to our client account by bank transfer. Our referencing and credit checks are carried out by an independent company. This holds the property for you while the references are being done. It is fully returnable or can be used towards the first month's rent if required.

£75 towards the referencing is only deductible if the referencing brings to light a problem that was not disclosed on the reference forms and the referencing is declined, or if you have a change of mind after referencing has been done.

You will need to provide the following information:

Personal details relating to each applicant ranging from name and address to occupation and salary. You will be asked to provide financial, employer and previous Landlord details (if applicable). Our investigations may also include a search of the credit registers to establish your financial credibility. This is not meant as a doubt in relation to you personally but we need to establish that an applicant is suitable and satisfactory in all respects.

You will also be required to provide photographic I.D in the form of your passport or driving licence and proof of residency dated within the last 3 months.

Tenants

Deposit

Upon receipt of satisfactory replies to our referencing and credit checks you will be offered the property you have chosen, subject to the terms of our Tenancy Agreement. You will be asked for the payment of your deposit and one month's rent in advance. Your deposit will be held in the Governments Deposit Protection Scheme. This deposit acts as a security for the adherence to the terms of our Tenancy Agreement. It will be returned to you at the end of your tenancy, without interest, and subject to any deductions that may be necessary to compensate the Landlord for any breaches of our Tenancy Agreement. It is, therefore, important that you look after the property during your tenancy.

Rent

Your rent must be paid by standing order into our Client Deposit Account and must be received by the due date each month. You will need to sign a standing order mandate prior to taking possession and your tenancy starting.

Pets

Pets are not allowed in our properties without the express permission of the Landlord and an Addendum will be added to any Tenancy Agreement where the Landlord has agreed to pets residing in their property. This will set out your obligations in relation to your pet's residence at the property.

Household Bills

You are responsible for the payment of all your utility bills (gas, electric, water, etc.) and payment of the Council Tax during the tenancy and for the payment of final bills. We will notify the utility companies of a new tenant at the start of your tenancy.

Insurance

It is recommended that you insure your contents at the property.

Property Inspections

Either ourselves or your Landlord will want to inspect the property during the term of your tenancy. We do this to ensure that you are complying with the terms of the Tenancy Agreement but it also allows for you to discuss any issues you might have or ask any questions relating to the property. Should you experience any maintenance or repair issues at the property we ask that you please notify us or your Landlord immediately so that they can be dealt with as quickly as possible.

End of your tenancy term

As you approach the end of your tenancy you should make arrangements to hand back the property on the due date, including reading all meters and forwarding your post. You may not allow utility companies to disconect any supplies to the property.

You should also have a look at the inventory that you were given at the start of your tenancy and prepare the property for it's check-out inspection. Once that has been completed and any dilapidation (if present) is agreed, your deposit or balance of deposit will be returned to you.

Your Obligations

IT IS IMPORTANT that you read your Tenancy Agreement very carefully as it contains your obligations to the property you have chosen.
