Individual Tailoring to Suit Personal Requirements

WESTWOODS LETTINGS offer a very competitively priced service to let your property with individual tailoring to suit personal requirements. We offer a LET ONLY SERVICE or a FULLY MANAGED SERVICE. We can arrange gas certificates, electrical inspections, EPC's and Landlord's insurance, if required. Referencing and credit checks are arranged through a specialist company.

We are fully ARLA qualified and offer a LET ONLY SERVICE or A FULLY MANAGED SERVICE.

Let Only

This is our basic tenant introduction service whereby we will find a suitable tenant for your property, fully reference them through an independent agency , but you will manage that property going forward. We will visit your property and advise on the rental value and answer any questions you may have with regard to letting your property. We will then advertise your property on Rightmove, On-the-Market.com, our own website, Facebook and in property papers. We will also search our database for a suitable tenant and the new tenants are checked in to the property.

We can show the property on your behalf or arrange viewing times to suit you if you would prefer to show your own property. A Tenancy Agreement is prepared and issued to you and the tenant with any relevant Addendums, if required. All the relevant utility companies are informed of the new tenancy.

We can arrange for an Inventory of the contents and Schedule of Condition of your property. This is an important document prepared prior to the commencement of the tenancy and to avoid any disputes at the end of a tenancy.

Fully Managed

If you would prefer not to manage your property yourself, then this is the service for you. We offer our Fully Managed Service for the fee of 1/2 the first month's rent and then 10% of the rent per calandar month thereafter.

Included in the fully managed service we can help arrange for the legal requirements as well as the presentation of your property prior to a tenancy starting, i.e. cleaning, painting etc., and also includes checking out at the end of a tenancy. We will carry out inspections with the tenant present where possible, at least three times a year.

As any repairs or maintenance become necessary we will contact your tenant to arrange access. We will arrange any emergency repairs to be carried out immediately and liaise with you for any non-emergency repairs or maintenance.

We will collect the rent payments, pay the expenses due on your property, send the remaining funds to your nominated bank account and issue you with your monthly statement and invoices for any work carried out.

We will contact your tenant on a regular basis and hold a key to your property in case of emergency.
